abodeMORE
abodeMORE gives more home.
Premium factory-built backyard homes — Australia wide. Engineered to Australian Standards, installed by licensed local trades, move-in ready in 8–12 weeks.
A home for every backyard, every reason.
Three tiers, one compliance standard. Each abodemore is pre-engineered as a repeatable NSW approval package — the same certified design, documents and details every time. Sourced direct from the factory, so there is no middleman margin sitting on top.

Premium features & inclusions
Every inclusion described in full — what it is, why it is specified that way, and what it means once you live with it.
Sydney is out of room — and out of trades.
You build — you will pay. Every month of approval queue, every week a trade does not turn up, every weather delay lands on your invoice, not theirs.
A second dwelling is the only land you already own.
Council queues, RFIs, and a neighbour notification period.
Weather, sequencing and no-shows compound every delay.
80% of the build happens in a state-of-the-art factory. The rest, by licensed locals.
Two contracts. Nothing hidden between them.
One contract with us for the home. One with your licensed local builder to install it. Two named parties, two scopes, two insurers — and we prepare it all.
Supply & Delivery
We build your home in the factory and land it on your block. One contract covers the unit, the compliance pack, the accredited carrier and the crane.
- Factory manufacture to NCC Class 1a
- Engineering and BASIX documentation
- Independent pre-shipment inspection
- Accredited transport and crane placement
Installation
A licensed, HBCF-insured builder ties it down and makes it live. Electrician, plumber, certifier — every trade named and accountable on the one contract.
- Foundations — screw piers, slab or engineered piers
- Licensed electrician and plumber, certificates issued
- Services connection to your existing points
- Final certification and Occupation Certificate
Additional extras
Landscaping, timber framing around the piers, garden beds, BBQ areas and carports — quoted by your licensed builder and your abodemore sales manager, deliberately outside the two core contracts so those stay comparable line for line.
STUDIO granny flat · Sydney metro
~25–30 m² · Screw piers · 12 m service run from existing connections
Order to occupation in four moves — two of them at once.
A conventional build runs these end to end. Ours does not: foundations, services and certification are finished on your block before the truck and crane arrive, so the two longest stages share the same weeks instead of queuing behind each other.
Check your block
Enter your address. You find out in ninety seconds whether you are exempt, CDC-eligible, or need a DA — before anyone asks you for money.
Choose and sign
Pick your tier and options. Two contracts — Supply & Delivery with us, Installation with your licensed builder. Both itemised before you commit.
Factory build & transport
80% of the build happens in a state-of-the-art factory, then ships on an accredited carrier. Independent pre-shipment inspection before anything is loaded.
Site works & install
Foundations, services and certification are done on your block while the factory is still building — not after it. By the time the truck and crane arrive, the site is ready and waiting. The actual set-down, power and plumbing connection takes about two days.
Will your block qualify for fast-track approval?
Eligible NSW blocks are approved as Complying Development by a private certifier in 10–28 days — no council DA. Fill in your block details for an instant eligibility check.
No commitment. We'll tell you honestly which path you're on — CDC fast-track, full DA, or exempt — before you spend a dollar.
Certified, insured, down to the last fixture.
A lot can happen out the back. What happens in the factory is the part nobody sees — so here is what it is.
Half the time
8–12 weeks order to occupation against 6–9 months for a conventional build. The factory runs in parallel with your site works instead of queuing behind them.
Certified end to end
NCC Class 1a, BASIX, CPEng engineering sign-off, HBCF-insured installer. Every trade named on the contract and accountable for their certificate.
Two clear contracts
Supply & Delivery with abodemore. Installation with your licensed builder. Two documents, two scopes, no third party clipping a ticket in between.
Down to the last fixture
Appliances, tapware and fittings are installed and tested in the factory. What you inspect on delivery day is what was signed off, not a promise about a later trade visit.
The factory is the quality control.
A conventional build assembles a home outdoors, in sequence, at the mercy of weather and whoever turns up. Ours is assembled indoors on a jig, under lighting, by the same crew doing the same operation every day — with an independent inspection before anything is loaded onto a truck.
That is why the joinery lines up, the insulation is continuous, and the appliances are already tested when the home lands on your block. The 20% that happens on site is foundations, services and certification — the parts that genuinely have to be local.

Built for the way Australians live now.
abodemore exists because Australian housing has priced out too many of the people who already live here. The median Sydney house has passed $1.4 million. A conventional granny flat takes six to nine months and costs more than the work in it justifies.
We source direct from the factory. No importer, no distributor, no reseller adding a margin to a margin — which is the only reason a fully self-contained studio can land at $99,000 including GST rather than $130,000.
The manufacturing capability sits in Asia, where modular construction has been industrialised for two decades. The engineering, certification, installation and warranty are Australian — NCC Class 1a, BASIX, CPEng sign-off, HBCF-insured local builders. Precision-built there, certified and stood up here.

No call centre and no queue. Three channels, all answered by the people who actually build these.
Questions, answered.
A secondary dwelling manufactured in a controlled factory environment, transported to your block and installed by a licensed builder. Around 80% of the build happens off-site, which means tighter quality control, no weather delays and dramatically shorter timelines than a conventional build.
