The Flagship

PREMIUM. Everything, included.

A fully-loaded one-bedroom home. Solar and battery, a modern gas kitchen, continuous-flow hot water, an internal gas point for heating, and a covered deck plumbed for the barbecue and warmed for winter. Specified per site — every one is different, so there is no list price.

Hover any marker to see the detail.

PREMIUM abodemore interior — fully-loaded open plan living
6.6 kW solar array

Tier-1 monocrystalline panels · 25-year performance warranty

Roof-integrated and pre-wired in the factory, so there is no retrofit and no penetrations added on site. Sized to run the home and export the surplus.

10 kWh lithium battery

Wall-mounted · app-monitored · blackout backup circuit

Stores the day's solar so the home runs through the evening peak. A dedicated backup circuit keeps lights, fridge and comms alive in an outage.

Modern gas kitchen

Stone benchtop · soft-close joinery · 900 mm gas cooktop

Full-height stone splashback, integrated rangehood and a 900 mm LPG cooktop. Built as a single factory module, so the cabinetry lines up the way it does in a showroom.

Instantaneous LPG hot water

6-star continuous flow · external mount · no storage tank

Endless hot water with no tank losses and no waiting for a cylinder to recover. Runs off the same LPG supply as the cooktop and heating outlet.

Internal gas outlet

Bayonet fitting · certified and pressure-tested on install

A capped bayonet point in the living area so a gas heater plugs straight in — no electrician, no rewiring, no resizing the switchboard.

BBQ area with gas connection

Covered deck · plumbed gas point · weather-rated power

The deck comes plumbed for gas and wired for outdoor power, so the barbecue is a permanent fixture rather than a bottle you keep swapping.

Outdoor gas heater

Ceiling-mounted radiant · covered-deck rated

Mounted under the deck roof and run off the same LPG line. Turns the outdoor room into somewhere you actually sit in July.

Sydney is out of room — and out of trades.

You build — you will pay. Every month of approval queue, every week a trade does not turn up, every weather delay lands on your invoice, not theirs.

A second dwelling is the only land you already own.

5–9 mths
Average DA approval

Council queues, RFIs, and a neighbour notification period.

Up to 18 mths
Building trades shortage — typical wait

Weather, sequencing and no-shows compound every delay.

80% of the build happens in a state-of-the-art factory. The rest, by licensed locals.

How It Works

Two contracts. Nothing hidden between them.

One contract with us for the home. One with your licensed local builder to install it. Two named parties, two scopes, two insurers — and we prepare it all.

01

Supply & Delivery

Contracted with abodemore

We build your home in the factory and land it on your block. One contract covers the unit, the compliance pack, the accredited carrier and the crane.

  • Factory manufacture to NCC Class 1a
  • Engineering and BASIX documentation
  • Independent pre-shipment inspection
  • Accredited transport and crane placement
02

Installation

Contracted with Licensed local builder

A licensed, HBCF-insured builder ties it down and makes it live. Electrician, plumber, certifier — every trade named and accountable on the one contract.

  • Foundations — screw piers, slab or engineered piers
  • Licensed electrician and plumber, certificates issued
  • Services connection to your existing points
  • Final certification and Occupation Certificate

Additional extras

Landscaping, timber framing around the piers, garden beds, BBQ areas and carports — quoted by your licensed builder and your abodemore sales manager, deliberately outside the two core contracts so those stay comparable line for line.

A conventional build runs these end to end. Ours does not: foundations, services and certification are finished on your block before the truck and crane arrive, so the two longest stages share the same weeks instead of queuing behind each other.

Eligibility Pre-Check

Will your block qualify for fast-track approval?

Eligible NSW blocks are approved as Complying Development by a private certifier in 10–28 days — no council DA. Fill in your block details for an instant eligibility check.

No commitment. We'll tell you honestly which path you're on — CDC fast-track, full DA, or exempt — before you spend a dollar.

Why abodemore

Certified, insured, down to the last fixture.

A lot can happen out the back. What happens in the factory is the part nobody sees — so here is what it is.

8–12 wks

Half the time

8–12 weeks order to occupation against 6–9 months for a conventional build. The factory runs in parallel with your site works instead of queuing behind them.

Certified end to end

2

Two clear contracts

Down to the last fixture

Appliances, tapware and fittings are installed and tested in the factory. What you inspect on delivery day is what was signed off, not a promise about a later trade visit.

A lot can happen out the back

The factory is the quality control.

A conventional build assembles a home outdoors, in sequence, at the mercy of weather and whoever turns up. Ours is assembled indoors on a jig, under lighting, by the same crew doing the same operation every day — with an independent inspection before anything is loaded onto a truck.

That is why the joinery lines up, the insulation is continuous, and the appliances are already tested when the home lands on your block. The 20% that happens on site is foundations, services and certification — the parts that genuinely have to be local.

About

Built for the way Australians live now.

abodemore exists because Australian housing has priced out too many of the people who already live here. The median Sydney house has passed $1.4 million. A conventional granny flat takes six to nine months and costs more than the work in it justifies.

We source direct from the factory. No importer, no distributor, no reseller adding a margin to a margin — which is the only reason a fully self-contained studio can land at $99,000 including GST rather than $130,000.

The manufacturing capability sits in Asia, where modular construction has been industrialised for two decades. The engineering, certification, installation and warranty are Australian — NCC Class 1a, BASIX, CPEng sign-off, HBCF-insured local builders. Precision-built there, certified and stood up here.

FAQ

Questions, answered.

A secondary dwelling manufactured in a controlled factory environment, transported to your block and installed by a licensed builder. Around 80% of the build happens off-site, which means tighter quality control, no weather delays and dramatically shorter timelines than a conventional build.
